5 Common Elevator Service Issues
Continuing our series ‘In the Building Mgt Corner’, we research elevator systems. Modern buildings cannot function without elevators, but when they break down, it’s unacceptable to owners, management teams, and of course the tenants. Thankfully, many common elevators service problems can be quickly resolved with some simple troubleshooting methods. With these straightforward tips, you can keep your elevators operating efficiently and prevent expensive repairs.
Slow or Stuck Doors.
Slow or stuck doors are among the most frequent elevator service issues. Numerous things, such as worn-out rollers, problematic door operators, or obstructions in the door tracks, can contribute to this. Start by looking for and removing any obstructions from the door tracks to resolve this problem. The rollers or door operators may need to be replaced if the issue continues. Additionally, regular upkeep and cleaning can aid in avoiding this problem altogether.
Elevator Not Leveling Correctly.
There are a few different problems that could be the cause of your elevator not leveling properly. Make sure the floor is level and that there are no obstacles that would prevent the elevator from reaching the right level before anything else. If this doesn’t resolve the issue, it might be the result of a broken door sensor or a leveling system that isn’t working properly. It may be best to have a qualified elevator technician identify the problem and fix it before the issue worsen.
Power Outages or Emergency Situations.
Elevators have emergency power systems that should turn on in the event of a power outage, but if the system is not working properly, passengers risk becoming trapped inside the elevator. It’s crucial to have an emergency plan in place and to regularly evaluate the emergency power system to make sure it’s functioning properly. Additionally, emergency communication devices like intercoms or phones should be installed and tested so that users can call for assistance if necessary.
Unusual Noises or Vibrations.
Unusual sounds or vibrations coming from your elevator may indicate a mechanical problem. A malfunctioning motor, loose bolts, or worn-out bearings could be to blame for this. You may want to connect with an elevator technician who can identify the issue and come up with a solution.
Unresponsive Buttons or Controls.
It’s not uncommon for elevator buttons or controls to become unresponsive. This may aggravate passengers and cause delays in getting to the floor of their choice. The first step in resolving this issue is to make sure the buttons are spotless and free of debris. If this still doesn’t resolve the problem, a broken button or control panel may be to blame. In this case, having a technician come in to fix may be your best option. Like everything, it’s important to maintain regular cleaning and maintenance checks so you don’t end up with expensive repairs.
